What Avenir's Builders Paid for Land Tells You About the Homes Coming Next

When you set an Avenir builder's starting price against the Palm Beach County numbers, what are you actually comparing it to? MIAMI REALTORS publishes the county's monthly sales figures through BeachesMLS. It says those totals do not include South Florida's new construction, pre-construction and condo conversion sales, because those sales are largely not reported in the MLS. Almost everything a buyer would tour inside Avenir right now is new construction. So the comparison data most buyers bring to a sales center describes a different market.

Better evidence sits in the public deed records. In 2026, homebuilders bought land inside Avenir at prices ranging from about $115,000 to about $669,000 per homesite. That spread lines up closely with what each builder is now asking for its finished homes. In other words, Avenir is a set of separate products that share one master plan, and the land price is the quickest way to tell which one you're looking at.

The County Figures Describe the Competition

The latest county data covers August 2026 and was released September 16. Palm Beach County single-family homes posted these numbers:

  • Median sale price: $650,000, up 3.2% from $630,000 a year earlier
  • Closed sales: 1,112, down 2.0% from 1,135
  • Active inventory: 4,345 listings, down 23.8% from 5,702
  • Months of supply: 3.5, down from 5.2
  • Median time to contract: 40 days, down from 46
  • Share of original list price received: 94.8%, up from 93.3%

These figures matter to an Avenir buyer as a picture of the alternative. They measure the resale homes you could buy instead of a new build, and that alternative tightened over the past year. Resale supply fell by about a third in months-of-supply terms, and sellers kept more of their asking price. When resale inventory shrinks, a builder faces less competition for the same buyer. A $650,000 county median also says almost nothing about a gated enclave of three-car-garage homes starting in the low $2 millions. The county's next release is scheduled for October 16, 2026.

The Deeds Make a Better Comparison

Land is the one input a builder can't redesign or swap for a cheaper material. Here is what the 2026 deals and the earlier benchmarks show, as reported by The Real Deal:

Ken Endelson's Kenco Communities sold all three Orchid Isles packages, a combined $107.4 million for 164 sites. Kolter's two August purchases bring its Avenir land spending above $117 million. That total includes 144 lots for $18 million in 2023 and 491 sites for $73.6 million in 2024. Those earlier deals work out to roughly $125,000 and $150,000 per site. Kolter's per-site price has moved around from deal to deal, and the reporting doesn't give lot sizes for any of them, so the trend doesn't support a firm conclusion. The gap between tiers is the clearer signal. The most expensive Avenir lots of 2026 cost close to six times the least expensive.

What the Lot Costs Imply About the House Price

DiVosta's April announcement says Orchid Isles will be an exclusive gated enclave near Northlake and Panther National boulevards. Homes will sit on 80-foot lots and start at 3,200 square feet under air, with three to five bedrooms, 3.5 to 4.5 baths and three-car garages, at prices starting in the low $2 millions. Most homesites offer preserve or lake views. As of early October 2026, DiVosta's community page lists homes of 3,247 to 3,962 square feet.

Kolter's two active Avenir neighborhoods sit at a very different level. As of early October 2026, its plan listings show L'Ambiance from $831,990 for the 1,911-square-foot Gloria up to $1,132,990 for the 2,776-square-foot Sydney. Esprit uses the same size range and is priced from $847,990 to $1,171,990.

Dividing each lot price by the matching starting price is our own rough arithmetic, not a figure any builder publishes. At Orchid Isles, a $650,000 lot under a home starting near $2 million means land makes up about 30 percent or a bit more of the entry price. Against Kolter's current Avenir prices, a lot near $115,000 is roughly 10 to 14 percent. The reporting doesn't say which Kolter neighborhood the August lots will serve. L'Ambiance and Esprit work here as price benchmarks, not as a confirmed match.

That ratio changes what you're paying for. At the Kolter tier, most of the price is the structure: the floor plan, the finishes, the square footage. At Orchid Isles, about a third of the entry price is the land itself. That share covers the 80-foot frontage, the gate, and the preserve or lake view the builder highlights. A buyer weighing a $2 million Orchid Isles home against a larger resale elsewhere is largely comparing land, and lot position within the enclave deserves as much attention as the floor plan.

The Ladder, in Ascending Order

With the land costs in mind, Avenir's current new-construction offerings form a clear sequence:

  1. Avondale by DiVosta. As of April 2026, select premium homesites remained, with homes starting in the mid-$700,000s.
  2. L'Ambiance by Kolter. Two- to five-bedroom homes from $831,990. Kolter added the Gloria and Nina plans here in July 2026.
  3. Esprit by Kolter. An active-adult 55+ neighborhood from $847,990, which received the Gina and Noelle plans in the same release.
  4. Apex by GL Homes. The Pinnacle Collection starts in the $960,000s and the Summit Collection at $1.4 million.
  5. Orchid Isles. DiVosta, GL Homes and Hearthstone all hold lots, and DiVosta's homes start in the low $2 millions.

Akel Homes is also selling Solana Bay, a 118-home lakefront enclave. Its current page doesn't publish a 2026 starting price, and the $800,000s figure from its 2023 launch is too old to rely on. All of these prices are advertised starting points that can change at any time. They are not closed sales.

Where the Room to Negotiate Sits

The land table also hints at builder economics. PulteGroup, DiVosta's parent company, reported that incentives averaged 10.4% of sales price in the second quarter of 2026, up from 8.7% a year earlier and down slightly from 10.9% in the first quarter. It named higher incentives and lot costs among the pressures on its margins. That figure covers the whole company, not Avenir in particular. It still shows that incentives are a standard, measurable part of new-home pricing, so the starting price is where a negotiation begins.

How much room exists likely depends on the tier. A builder that paid $650,000 for a lot has a large fixed cost in every sale, and that cost holds no matter what concessions it offers on the house. A builder working from a $115,000 lot has more of its price tied up in construction, where upgrade credits and closing-cost help are easier to give. Either way, ask the sales team directly what incentives are currently available on a specific homesite. A tighter resale market, with 3.5 months of supply in August 2026, gives builders less reason to offer them than they had a year ago.

Frequently Asked Questions

Is the county median useful at all for pricing an Avenir home? Yes, as a measure of the resale alternative. Because MIAMI REALTORS' totals largely exclude new construction, the August 2026 median of $650,000 describes the homes Avenir builders compete with, not Avenir's own sales.

How many homes will Orchid Isles have? DiVosta describes its share as 62 estate lots. Reported land sales to all three builders total 164 sites. A 2022 to 2023 City of Palm Beach Gardens site plan for Avenir Pod 18 shows 104 gated homes on 80-by-130 and 80-by-140-foot lots, but the public record we reviewed doesn't confirm that Pod 18 and Orchid Isles are the same parcel.

What else is under construction near these neighborhoods? Jupiter Medical Center broke ground on June 24, 2026 at the Health Park at Avenir on a 53,000-square-foot hospital with 29 inpatient beds and 24-hour emergency services, plus a 47,000-square-foot medical office building. Both are expected to open in early 2028. In July 2026, Ohana Real Estate Investors bought Panther National for $191.2 million. The deal included the golf courses and about 150 unsold home lots. As of late August, Panther National's 58,000-square-foot clubhouse was reported as slated to open this fall.
