Two homes go under contract in Palm Beach Gardens the same week, both listed in the high $800,000s, both showing an HOA line under $900 a month. One buyer closes and starts living in the house. The other closes, moves in, and then discovers a membership packet waiting that requires a payment north of $175,000 before the family can use the pool their kids can already see from the lanai. Nothing on either listing sheet warned them apart. The HOA number looked almost identical. The real difference, the one that actually determines what these two purchases cost, was never on that page at all.

That gap is the story of buying into a Palm Beach Gardens golf community. The HOA fee is real, but it is rarely the number that separates one community from another. What separates them is whether club membership is optional or mandatory, and if it's mandatory, whether it's tied to the title itself.

The Missing Line on Every Listing Sheet

A standard MLS sheet shows list price, square footage, and an HOA or association fee. What it almost never shows clearly is membership status: whether the home requires you to join a private club as a condition of ownership, and if so, at what cost. That single omission is why two homes at similar prices in different Palm Beach Gardens neighborhoods can carry total first-year costs that differ by six figures.

The client's own guide to Palm Beach Gardens gated communities lays out the range across neighborhoods: HOA costs alone run from roughly $408 to $1,035 a month in PGA National, $580 to $929 in Evergrene, and $489 to $530 in Alton. Those figures already vary by nearly 2.5x depending on neighborhood and property type before a single club dollar enters the picture. Once membership status is added, the spread stops being a rounding error and becomes the deciding factor in what a home actually costs to own.

What Optional Really Means at PGA National

PGA National is not one community with one fee. It spans about 2,340 acres and is organized under a master Property Owners Association that oversees somewhere between roughly 40 and 43 separate neighborhood and condo associations, each with its own dues and rules. The master POA's own 2025 assessment update lists a $942 annual charge on top of whatever the individual neighborhood association bills.

Club membership at PGA National is optional. A buyer can purchase a home, skip the golf club entirely, and pay nothing beyond HOA and POA dues. That is the appeal for a family or second-home buyer who wants the address and the amenities without a mandatory buy-in.

The friction shows up in the fine print. Certain parcels within PGA National, specifically in Units 11 and 11A, carry a separate assessment from the Northern Palm Beach County Improvement District, billed as a non-ad valorem line on the county tax bill rather than through the HOA. That charge funds roads, lakes, canals, and stormwater pumping infrastructure the district itself owns and maintains in those sections. It won't appear as a club fee or an HOA fee. It shows up on the tax bill, and if nobody asks about it before closing, it shows up as a surprise afterward.

What Mandatory Really Means at Mirasol, Frenchman's Reserve, and BallenIsles

Move a few miles in either direction and the structure flips. Mirasol spans about 2,300 acres across 23 neighborhoods, and membership there is mandatory and tied to the title. HOA fees in current listings run roughly $883 to $1,075 a month, and membership fees on top of that range from about $175,000 to $300,000 depending on the category a buyer needs.

Frenchman's Reserve works the same way. HOA dues there run roughly $650 to $850 a month and cover cable, common-area maintenance, common-area taxes, lawn care, management, reserves, security, and trash. Membership is mandatory equity membership for every homeowner in the community, no exceptions by neighborhood. Sales activity there is thin enough to matter: across the trailing year, only about sixteen homes changed hands, with the average sale price landing near $3.0 million in a March 2026 snapshot and closer to $3.9 million by a July 2026 read of the same rolling sample. That is not a market swing so much as a reminder that with this few transactions, one or two ultra-high sales can move the average by hundreds of thousands of dollars. A single comp in Frenchman's Reserve tells you far less than a single comp in a larger, non-club neighborhood would.

At the very top of the market, Old Palm and Old Marsh operate as low-membership-count, invitation-oriented clubs built around estate lots, and Panther National sits in that same rarefied tier as a developer-led club with pricing at the top of the local range. None of these publish figures as freely as the mid-market clubs, which is itself a signal: the more exclusive the club, the less its cost structure shows up anywhere a buyer can search for it in advance.

The Equity Question That Decides What You Get Back

Membership status matters going in, and it matters just as much coming out. An equity club, the structure at Mirasol, Frenchman's Reserve, and BallenIsles, means the buy-in functions more like a purchase of a stake in the club itself. A non-equity or proprietary structure, the model PGA National uses for its optional tiers, means the payment buys access rather than ownership, and there is typically no equity refund when you leave.

That difference changes how a seller should think about pricing and timeline. A home in a mandatory-equity community carries its membership requirement forward to the next buyer, which narrows the pool to people already prepared for that buy-in. A home in an optional-membership community can market to a wider range of buyers, some of whom want the club and some who never intend to join. Neither structure is better across the board. But a listing strategy that ignores which one applies is guessing at its own buyer pool.

Reading the Sheet Before You Write the Offer

Before an offer goes in on any Palm Beach Gardens golf-community home, it's worth confirming a short list of items directly, in writing, rather than assuming the listing sheet covers them:

  • Whether club membership is mandatory as a condition of ownership, or optional
  • If mandatory, whether it is equity or non-equity, and what portion, if any, is refundable on resale
  • The current initiation fee and monthly or annual dues, requested from the club directly rather than estimated from an old listing
  • Whether the specific parcel carries any separate district or improvement assessment on the county tax bill, distinct from the HOA
  • The HOA or POA resale certificate and reserve study, which will show current dues, any pending special assessments, and transfer fees

Two homes with nearly the same asking price can carry entirely different answers to every one of those questions.

What the Median Price Doesn't Know

Citywide, Palm Beach Gardens homes carried a median sold price of $810,000 across 928 closings tracked over the six months ending August 2026, with the middle half of sales landing between $430,000 and $1.325 million. Median list price in August 2026 sat closer to $967,000, at roughly $387 per square foot, a figure that had actually eased slightly compared to the year before. Homes that month spent a median of about 99 days on the market.

None of those numbers know whether the home behind them sits in a neighborhood where membership is optional or one where it's compulsory and tied to the deed. A $900,000 home in Evergrene and a $900,000 home in Mirasol can look identical in a portal search filter and represent two entirely different financial commitments once the club math is added in. The median tells you what the county did. It says nothing about what any specific address is going to ask of you next.

A Few Common Questions

Can a buyer negotiate out of a mandatory membership requirement? Generally no. If a club is mandatory and tied to title in a given community, that requirement runs with the property regardless of who buys it. What can sometimes be negotiated is the category or timing of the membership itself, which is a conversation to have directly with the club.

Do improvement district assessments ever go away? They're typically tied to infrastructure the district built and financed, so they tend to remain on the tax bill for the life of that financing rather than expiring quickly. Confirming the current balance and remaining term for a specific parcel is a job for the resale documents, not a guess.

Is a lower HOA fee always the better deal? Not on its own.
